Check-in is after 4 PM, and check-out is before 10 AM. → Do you provide a grill? Yes, we provide a propane grill for your outdoor cooking needs. → Is the hot tub cleaned after every stay? Absolutely! The hot tub is thoroughly cleaned, drained, and refilled after each guest. → Do I need 4-wheel drive to access the cabin? If snow or ice conditions are present, we highly recommend 4-wheel drive or snow chains. → How soon will I get access instructions? Arrival details, including the address and door code, are shared 5 days prior to check-in. → Do you provide firewood? Firewood is not provided, so we recommend bringing some along if you plan to enjoy a cozy fire during your stay. → Can I cancel if the weather is bad? Cancellations due to weather, natural disasters, power outages and other things that are beyond our control will not be refunded. We do not allow outside vendors or service providers to operate on-site at any time. -Do not use glitter or confetti or tape anything to walls, ceilings or cabinets as it leaves permanent marks. Fee for noncompliance will be $300. -There will be a $500 charge for the smell of any type of smoke in the house. -No pets, furry friends must stay at home. There will be a $500 fee charged if a pet is brought to the property -There will be a $500 fee charged if our cleaning team has to clean up bodily fluids post check out*** (We know… this should not have to be a rule, but here we are) - If more guests are staying at the property than the occupancy allows, guest will be asked to leave the property, no refund will be provided. -No Fireworks -No toys in the hot tub. -Might need to update our listings with this. -Guest concerns and/or complaints should be in writing by Airbnb message within 24 hours of discovery, and prior to departure, allowing the owners sufficient time to document and undertake reasonable corrections. If hosts are not allowed to make corrections during the stay, refunds will not be provided. We believe in making vacations enjoyable. -Any health or safety concerns must be communicated with a police report. Guests must contact the police and have a report completed with a thorough police inspection. -No refunds due to - *county power outages that are not singular to our property or lasting a significant amount of time. *choosing to shorten a stay past the cancellation policy. *flight changes or cancellations *seeing a bug or wildlife such as bears, deer, turkeys, coyotes and foxes. Note: As with any mountain cabin, you may encounter occasional bugs due to being surround by trees and nature. We maintain a regular pest control schedule and ensure professional cleaning between stays. Seeing a bug will not result in a refund, pest control will be happy to investigate. TRAVELERS INSURANCE is inexpensive and easy to obtain. We highly recommend you purchase insurance to protect your vacation. -◆A FEW IMPORTANT THINGS TO NOTE◆ → Maximum Capacity: The cabin sleeps up to 12 guests and allows for a maximum of 4 vehicles. → Mountain Roads: The final mile leading to the cabin includes some steep roads. Assessable with any vehicle. We do recommend 4WD when ice or snow is present. →No third party bookings per Airbnb. The person booking must be the person staying. → Hot Tub Rules: Guests must be 18+ or supervised by an adult to use the hot tub. Please avoid alcohol near the hot tub and use at your own risk. → No Pets Allowed: For the comfort of all our guests, pets are not permitted. If a pet is brought into the property, we will charge an additional $500 and you will likely be asked to leave. → Safety Cameras: For your safety an outdoor security camera is in place. Tampering with these types of devices is not permitted. → Rental Agreement: A signed rental agreement is required to confirm your reservation. This helps ensure a smooth and secure experience for both parties. → Must be 25 to book this cabin. → Wildlife: Our cabin is surrounded by nature, offering a peaceful mountain escape. Because of the natural setting, you may hear or see some local wildlife including various birds, mammals, reptiles, and insects. It's all part of the cozy, close-to-nature experience! We also perform monthly pest control, but due to the forest setting, insects may occasionally find their way inside, especially during certain seasons. This is a normal part of being in the mountains, and we appreciate your understanding as we balance comfort with the natural environment. While bear sightings are rare, they are a possibility in this area. If you do happen to see one, whether in the park or near the cabin, please enjoy it from a safe distance and do not feed it. For your safety and theirs, it’s best to admire wildlife without interaction. → Early and Late Checkouts: We do our best to accommodate requests but are dependent on our cleaning team’s schedule. Requests must be made at least 24 hours in advance. Unapproved late checkouts will be charged $50 per hour, rounded up to the next full hour. → No Open Flames or Candles: For the safety of all guests and our property, open flames of any kind—including candles—are strictly prohibited. A $100 fee will be charged if this rule is violated, plus the cost of any damages incurred. → No Parties: To maintain a peaceful environment for all guests and neighbors, parties and large gatherings are not permitted. Quiet hours begin at 10:00 PM. Please keep noise to a minimum after this time. Signed Rental Agreement is required 48 hours after making your reservation to confirm your booking. → We are not responsible for any items left behind but will do our best to help. → We highly, HIGHLY recommend you purchase travelers insurance. Refunds not provided for weather/travel/health/family related incidents. Travelers insurance will cover these things so please purchase insurance, it's cheaper than your stay. → We installed an additional pump to increase the water pressure. We are 400 foot above the road level at the neighborhood entry. This makes for lower water pressures, even with the addition of the water pump →Wood is not included for the outdoor fire pit. Please bring some firewood for your enjoyment. →Availability of amenities cannot be guaranteed; we will do everything possible to ensure they are functioning properly but sometimes stuff happens.
