Requires a flight of stairs to enter. Upper level - Queen room with single bunks. Starter Kit Includes: 2-3 toilet paper rolls/bathroom, 2 rolls of paper towels, trash bags, dishwasher and laundry pods, several coffee pods, and basic toiletries. The communal outdoor pools are open seasonally from Memorial Day to Labor Day. - Pools, Hot Tubs, or any other facilities in the resort are operated and maintained by the Pointe Royale Resort HOA. They do their best to keep all amenities working properly. The property owners are not responsible or liable for any refunds due to the event that any amenities are closed for any reason. -A rental agreement is required to be signed within 48 hours of booking. -You must be 24 to rent. -No 3rd party bookings per Airbnb. The person booking must be the person staying. -Pets- Limited to one pet up to 50lbs. Pets must be crated it left alone at the property. Please keep pets off of couches. Any damages caused by pets will be charged additional fees needed for repairs/replacements. -Any other services or experiences booked through Airbnb are in no way, shape or form affiliated with our property. Experiences and other services may not be included in the review of this property. -A starter kit is included (3 rolls of toilet paper/bathroom, 2 paper towel rolls, several dishwasher and detergent pods, several k-cups, coffee packs). Shampoo, conditioner and body wash and hand soap are provided. -No trailers or attached haulers are allowed. - Holiday decor is put up during the 1st week of December. - We use a Ring camera to patrol the entrance of our condo. The camera is there to ensure the safety of the property and our guests. Ring cameras are activated by motion and record anyone who walks in front of them. These recordings are saved and can be reviewed by the booking platform. If we believe the house rules are being violated, we have the ability to access this camera in real time. -You must be 23 to book a stay with us. -No 3rd party bookings, person booking must be present for the entire stay. -Rental agreement must be completed and signed 48 hours after booking. -Guest agrees to abide by resort rules and regulations. -Total occupancy is 12 people including infants under 2 per licensing regulations in the state of MO and the city of Branson. -EXPERIENCES & SERVICES - For the safety and enjoyment of our space, we do not participate in or support any additional services suggested or offered through Airbnb, including but not limited to third-party experiences, on-site vendors, or concierge-style offerings. We do not allow outside vendors or service providers to operate on-site at any time. -There will be a $500 charge for the smell of any type of smoke in the house. -No pets, furry friends must stay at home. There will be a $500 fee charged if a pet is brought to the property -There will be a $500 fee charged if our cleaning team has to clean up bodily fluids post check out*** (We know… this should not have to be a rule, but here we are) -Do not use hair dye while staying as it permanently stains our linens. Also, do not use glitter, or tape anything to walls, ceilings or cabinets as it leaves permanent marks. Fee for noncompliance will be $300. -Guests are responsible for gate/amenity cards. Should they be lost, there is a $10 charge for replacement. -If more humans are staying at the property than the occupancy allows, guest will be asked to leave the property, no refund will be provided. -Pack n play is just for sleeping, nap time or play time. No feeding, food or changing in the pack n play. -No Fireworks -Guest concerns and/or complaints should be in writing by Airbnb message within 24 hours of discovery, and prior to departure, allowing the owners sufficient time to document and undertake reasonable corrections. If hosts are not allowed to make corrections during the stay, refunds will not be provided. We believe in making vacations enjoyable. -Any health or safety concerns must be communicated with a police report. The place was perfect for our teens and our toddlers. Close to all the attractions. Lots of amenities. Carryout from the 19th hole was perfect after a long day at the parks. We had a maintenance issue that was addressed promptly and the host was responsive. Lovely stay! Would happily return

My dad loved it and he is normally very picky. I think this might be the first Air B&B he has liked actually. It was a great spot for the family to rest and relax after visiting my very sick grandma. Worth every penny.
