We have regular pest control, but bugs may still appear due to the wooded location. This is normal and not refundable. This can vary based on seasonal changes, water levels, and weather conditions. Rest assured, the water is treated and safe to use throughout your stay. ✅ We use a Ring camera to patrol the driveway and cul-de-sac area of our cabin. Ring cameras are activated by motion and record anyone who walks in front of them. If we believe the house rules are being violated, we have the ability to access this camera in real time. I stayed at Erica's cabin with my husband and two young children. We chose this cabin specifically for the amenities for kids. My kids were thrilled with the playground, decks, rock art, firepit, and hot tub! The cabin was stocked with lots of stuff to make our stay comfortable. When we arrived the fridge was not cold, & did not improve over the course of 1-2 days. Erica was proactive in sending someone out to fix the issue, and also sent some groceries to replace the ones we lost. This was very much appreciated as I plan our vacations around houses/hotels that have a fridge and kitchen. My young son has severe food allergies and being able to cook and prepare food for him is crucial for our trips and overall enjoyment. We have a steady tradition of ice cream sundaes each place we go. The location was great. I had never been to Tennessee prior, but it is quite beautiful. We enjoyed going to Dollywood, hiking to some waterfalls, and breathing fresh air. Thanks for the memories!

We stayed three nights. Our five granddaughters ages 6 to 10 loved the cabin and hot tub. We cooked full meals in the well-equipped kitchen. All five of them slept upstairs, using the queen bed, reading-nook bed and sofa sleeper. It was a comfortable sofa bed. Both the king and queen beds were very comfortable. Air conditioner and heater worked well. We visited Dollywood, got old fashioned pictures, watched the Pirates dinner show, and we loved going to Parrot Mountain. Holding the many birds was an experience our grands will never forget. We also had a lightning storm to remember. Kids ran in the rain. I loved serving meals on the back porch. The birds chirped and there was a citrus smell that was unbelievably beautiful. The cabin helped with the memory-making. Well worth the bit extra we spent on accommodations. We saw wild turtles, turkeys, fox, but no bears. Thank you Erica and Jon.

Holly Berry was the perfect location for our Spring Break visit! From nights by the fire, relaxing in the hammock and hot tub, and enjoying games and meals on the porch, we were able to indulge in much needed quality family time. The views were absolutely beautiful and added to the serene surroundings. Our kids loved having their own playground and the upstairs loft was a huge hit as well. Couldn't be happier with our stay and would highly recommend!

This was our family’s first trip to Sevierville. The cabin was a cozy retreat away from the crowds in-town. The cabin was extremely well stocked, well organized, and very clean with thoughtful touches throughout. Our kids (ages 6&8) loved playing on the playground, painting rocks, and playing in the game room upstairs. Mom enjoyed sitting on the back porch swing while dad grilled hamburgers one night. Highly recommend, especially for families with young kids!

I absolutely loved discovering Tennessee! Holly Berry truly feels like a home away from home. Everything was exactly like the photos — actually, even better in person. Every detail is labeled, everything is extremely organized and spotless. It was truly pet-hair free — not even a single spider web anywhere! The beds were perfectly clean, and the towels were fresh and spotless as well. The kitchen is fully equipped — it even has an air fryer! The jacuzzi was clean and ready to use. There are so many thoughtful touches for kids: painting rocks, games, a fire pit, and so much more. If I start describing everything, I might ruin the surprise for future guests! I simply loved every single detail. Highly recommend! 💛
