Fee for noncompliance will be $300. -No 3rd party bookings, person booking must be present for the entire stay. -Rental agreement must be completed and signed 48 hours after booking. -EXPERIENCES & SERVICES - For the safety and enjoyment of our space, we do not participate in or support any additional services suggested or offered through Airbnb, including but not limited to third-party experiences, on-site vendors, or concierge-style offerings. We do not allow outside vendors or service providers to operate on-site at any time. -There will be a $500 charge for the smell of any type of smoke in the house. -No pets, furry friends must stay at home. There will be a $500 fee charged if a pet is brought to the property -There will be a $500 fee charged if our cleaning team has to clean up bodily fluids post check out*** (We know… this should not have to be a rule, but here we are) - If more guests are staying at the property than the occupancy allows, guest will be asked to leave the property, no refund will be provided. -No Fireworks -No toys in the hot tub. -No chalk- we cannot get it off the driveway in time for new guests. Extra time to clean incurs extra cleaning charges. -Guest concerns and/or complaints should be in writing by Airbnb message within 24 hours of discovery, and prior to departure, allowing the owners sufficient time to document and undertake reasonable corrections. If hosts are not allowed to make corrections during the stay, refunds will not be provided. We believe in making vacations enjoyable. -Any health or safety concerns must be communicated with a police report. Guests must contact the police and have a report completed with a thorough police inspection. -Do not remove fake logs from the gas fireplace. They are not real logs 🤪. -No refunds due to - *county power outages that are not singular to our property. *choosing to shorten a stay past the cancellation policy. *flight changes or cancellations *seeing a bug or wildlife such as bears, deer, turkeys, coyotes and foxes. Note: As with any mountain cabin, you may encounter occasional bugs due to being surrounded by forest. We maintain a regular pest control schedule and ensure professional cleaning between stays. Seeing a bug will not result in a refund, pest control will be happy to investigate. TRAVELERS INSURANCE is inexpensive and easy to obtain. We highly recommend you purchase insurance to protect your vacation. We will be happy to provide your insurance any information they need should you file a claim. Thanks

Please do not feed them under any circumstances. -Keep all vehicle doors locked and store all food securely inside. Never leave food outside or in your car. -Spotting a bear or other wildlife is not uncommon and a refund will not be provided. This is their natural habitat. -We have monthly professional pest control, but as the cabin is located in the woods, you may encounter insects from time to time and some may get inside. Again, this is not cause for a refund and one no refund will issued. We appreciate your understanding and respect for the natural environment that makes a mountain getaway so special. ✅ 💧 Water Quality Notice Our cabin uses a private well system with a three-stage water filtration system, including UV antibacterial lighting to ensure safe, clean water for your stay. Please note: Well water is different from city water and may occasionally have a distinct smell or feel. This can vary based on seasonal changes, water levels, and weather conditions. Rest assured, the water is treated and safe to use throughout your stay. ✅ If you are planning a special event like a birthday or anniversary, we can help make your arrival a memorable one. Just let us know. ✅ We use a Ring camera to patrol the driveway and cul-de-sac area of our cabin. The camera is there to ensure the safety of the property and our guests. Ring cameras are activated by motion and record anyone who walks in front of them. These recordings are saved and can be reviewed by the booking platform. If we believe the house rules are being violated, we have the ability to access this camera in real time.
